How can I make sure I will get my deposit back?

Things that will help are:
- Make sure you have a written record of the condition of the property， when you moved in
- Make sure you get a written statement (probably in the lease agreement) of what the deposit is for， what the lessor can do with it， and when you are entitled to get it back
- Make sure you use the property clean and repair any damage before you leave; the lessor will usually make a contractor to do any cleaning or repairs which you should have done (you will be charged.).
You will normally be responsible for:
・ Using the property in a good manner， doing such small jobs as unblocking drains， cleaning air conditioners， mending electric bulbs， etc
・ Repairing and damage which you have caused
・ Keeping the property clean
・ Paying the rent in right time.
