Can the Lessor increase the rent?

Usually, the following clause will be specified in lease agreements:
“ In the event, taxes or public dues on the property have been increased, maintenance charges of the Premises has been appreciated, rents in the neighborhoods have been increased and economy situation has changed, and in result, Lessor has deemed that the Rent is inappropriate, Lessor may revise the Rent during the term of the Agreement by mutual consent of Lessor and Lessee.” By the clause, the lessor has reserved a right to raise the rent during the term. But, actually, the rent will not be increased during the term. We have never experienced it nor heard about it. Upon renewal, Lessor might ask you to raise the rent.
